BOROUGH OF GREEN TREE NOTICE OF PUBLIC HEARING PLEASE BE ADVISED that a public hearing will be held on Thursday, May 19, 2016 beginning at 7:00 p.m. at the Green Tree Municipal Center located at 10 W. Manilla Ave., Pittsburgh, PA 15220 for the following applicants: ZHB-02-2016 Applicant, Boos Development, acting on behalf of the owner of property located at 2379 Noblestown Road, is requesting a variance from the following sections of the Borough of Green Tree Codified Ordinances in order to construct a Burger King restaurant on the subject property that has two drive-through isles and multiple signs: 1. Chapter 420, Article VIII, Section 420-54(B)(2)(f)[1][b] which limits the number of drive-through lanes to one when the applicant is proposing two for the new restaurant. 2. Chapter 420, Article VIII, Section 420-54(B)(2)(f)[2][a] which required drive-through lanes to be no closer than 100 ft. to any properly line of a residential use when the proposed drive-through will be 76 ft. from the closest residential property line. 3. Chapter 420, Article XXIII, Section 420-193(A)(1)(a)(d) which limits each business establishment to one identification sign when the applicant is proposing three wall mounted signs of 19.6 square ft. each, 27.1 square ft. of lettering above the main entrance and one 19.6 square ft. free-standing sign. 4. Chapter 420, Article XXIII, Section 420-197(G) which limits the size of a temporary sign to 12 square ft. when the applicant is proposing a 32 square ft. temporary sign during construction. ZHB-03-2016 Applicant, Brian Bernard, acting on behalf of the owner of property located at 555 Trumbull Dr. known as The Hampton Inn, is requesting a variance from the following section of the Borough of Green Tree Codified Ordinances in order to install an on-lot directional sign larger and higher than permitted: 1. Chapter 420, Article XXIII, Section 420-191(A)(4) which limits on-lot directional signs to 12 square ft. in size and 6 ft. in height when the proposed sign will be 17.68 square ft. in size and 8 ft. high.
