NOTICE NOTICE IS HEREBY GIVEN by the Board of Commissioners, Township of Rostraver that a proposed amendment to Ordinance No. 421 and Zoning Map dated August 1970 of the Township of Rostraver has been prepared as recommended by the Rostraver Township Planning Agency. The proposed Zoning Ordinance and proposed Zoning Map may be examined at the Rostraver Township Municipal Building, 201 Municipal Drive, Belle Vernon, Pennsylvania 15012, during regular business hours. A Public Hearing on the said proposed Zoning Ordinance will be held by the Board of Commissioners on Wednesday, February 3, 2016 at 6:00 p.m., current time, at the Township of Rostraver Municipal Building. The proposed amendment pertains to the following: BILL NO.: 671 ORDINANCE NO.: 671 INTRODUCED BY: FIRST READING: FINAL READING: ADOPTED: AN ORDINANCE AMENDING ORDINANCE NO. 421 THE CODIFICATION ORDINANCE OF THE TOWNSHIP OF ROSTRAVER, AMENDING ZONING REGULATIONS FOR THE TOWNSHIP OF ROSTRAVER, AND AMENDING THE TOWNSHIP OF ROSTRAVER ZONING MAP. WHEREAS, the Township of Rostraver Planning Agency has proposed amendments to the Township of Rostraver Ordinance No. 421 and the Township of Rostraver Zoning Map dated August 1970, and WHEREAS, the Board of Commissioners of the Township of Rostraver has held a Public Hearing in accordance with Chapter 195 of Ordinance No. 421, after due notice, and WHEREAS, the Board of Commissioners of the Township of Rostraver deems the amendment hereinafter set forth in conformity with the objectives of the Township's Community Development and the objectives of Ordinance No. 421. NOW, THEREFORE, it is hereby ordained by the Board of Commissioners of the Township of Rostraver in Monthly Meeting assembled as follows: The Township of Rostraver Ordinance No. 421 adopted February 23, 2000 and Zoning Map dated August 1970 are hereby amended in the following respects: 1. The area of land described on Schedule "A" attached hereto and made a part thereof by reference thereto is hereby changed and amended from "B-2 Retail Business," "I-1 Light Industry," and "I-2 Heavy Industry" to "I-2 Heavy Industry." 2. The Township of Rostraver Zoning Map dated August 1970, copy of which is attached hereto and made a part hereof by reference thereto, amended, is hereby changed in order to reflect the amendments set forth in Paragraph 1 of this Ordinance and the Township of Rostraver Engineer is directed to make the appropriate changes on said Zoning Map. Fretz South 01° 20' 30" East, a distance of 151.00 feet to a point marked by an iron pin; thence from said point North 88° 36' 30" East, a distance of 400 feet to a point marked by an iron pin; thence from said point North 84° 5' 09" East, a distance of 217.19 feet to a point marked by an iron pin; thence from said point on a curve to the left having a radius of 661.74 feet and an arc length of 198.39 feet to a point marked by an iron pin; thence from said point North 66° 54' 30" East, a distance of 246.64 feet to a point marked by an iron pin; thence on line of lands now or formerly of the Three Rivers Railway Company; thence continuing along the line of the said Three Rivers Railway Company North 79° 35' 09" East, a distance of 280.00 feet to a point marked by an iron pin; thence from said point South 67° 07' 25" West, a distance of 234.59 feet to a point; thence from said point South 68° 33' 21" West, a distance of 300.09 feet to a point; thence from said point South 82° 45' 58" West, a distance of 103.85 feet to a point; thence from said point South 67° 44' 26" West, a distance of 140.82 feet to a point; thence from said point South 76° 13' 44" West, a distance of 93.83 feet to a point; thence from said point South 81° 08' 07" West, a distance of 193.90 feet to a point; thence from said point South 84° 29' 25" West, a distance of 50.00 feet to a point; thence from said point South 88° 09' 08" West, a distance of 203.55 feet to a point; thence from said point South 84° 29' 25" West, a distance of 187.96 feet to a point marked by an iron pin; thence from said point along the line of lands now or formerly of the Volunteer Fire Department and Relief Association of Monessen, North 16° 28' 30" East, a distance of 281.08 feet to a point marked by an iron pin, the place of beginning.
